Terms of Service
Effective date: August 7, 2026
1. Service Description
Japan Minpaku Map provides maps, public-data aggregation, derived suitability scores, reports, and related tools for researching potential short-term rental locations in Japan. The service is provided by yuta, an individual proprietor based in Japan.
2. Account Requirements
You must be at least 18 years old, provide a valid email address, keep your credentials secure, and provide accurate account information. You are responsible for activity under your account.
3. Prohibited Uses
You may not:
- scrape, crawl, bulk-download, or systematically extract our data or service except through an authorized API plan;
- resell, sublicense, or republish our service, derived data, or reports without written permission;
- circumvent access controls, rate limits, or security measures; or
- use the service for unlawful, fraudulent, or harmful purposes.
4. Subscription and Billing
- Pro costs US$19 per month and Agency costs US$99 per month.
- Subscriptions are billed in U.S. dollars through Stripe and renew automatically until canceled.
- You may cancel at any time through the Stripe customer portal. Access continues through the end of the paid billing period.
- We do not offer refunds or credits for partial months, except where required by applicable law.
5. Data Accuracy and No Investment Advice
This service does not provide legal, tax, real estate, or investment advice. Suitability scores are informational estimates, not approvals or guarantees. Zoning, municipal ordinances, source datasets, and administrative interpretations may be incomplete, delayed, or change without notice.
Before purchasing property, financing a project, or filing a private lodging notification, verify the current requirements with the relevant municipality and consult qualified professionals, such as a licensed Japanese real estate professional, attorney, or tax accountant.
6. Intellectual Property
Our original user interface, software, written content, and derived scoring methodology belong to us or our licensors. Public datasets remain subject to their respective licenses and attribution requirements, as described on the Data Sources page.
7. Limitation of Liability
To the fullest extent permitted by law, we are not liable for indirect, incidental, special, consequential, or lost-profit damages arising from use of the service. Our aggregate liability for all claims is limited to the amount you paid us during the 12 months immediately before the event giving rise to the claim. Nothing in these Terms excludes liability that cannot lawfully be excluded or limited.
8. Governing Law and Jurisdiction
These Terms are governed by the laws of Japan, without regard to conflict-of-law rules. The Tokyo District Court has exclusive jurisdiction as the court of first instance for disputes arising from these Terms or the service.
